Selling your home: Renovate or not renovate?

Think that a woman makes the decision to buy a new home.

Its based on fairly simple rules:

So buyers remember

1) Not many many men can either do DIY or are interested in it.

2) A kitchen will stay the same until the man says they can afford a new one ie forever

3) The bathroom is a similiar proposition, the one thats in will be the one you live with.

4) Carpets are likely to stay the same – can the woman live with them? (men don’t notice or mind!)

5) Conservatories never get built so if your new home dosn’t have one its likely it never will.

6) Double glazing is expensive and a nightmare to negotiate a half reasonable deal – again if its not included think twice.

7) Gardens cost money to landscape usually what you see is what you get.

Sellers bear in mind the above and where possible

1) Make the kitchens and bathrooms look neutral clean and modern. Fresh paint new fittings or taps are cheap as is carpet/lino. Change both kitchen and bathroom if over 10 years old or unusual colours!. It will help speed up the sale.

2) Consider tidying up the garden, add table and chairs to bring the outdoors in, tubs and a barbeque area. Make it feel like its used and relaxed in.

3) Consider double glazing if the windows are old and drafty. Shop around for the best deal and drive a hard bargain. Winter is a good time to get the best prices.

4) Declutter and tidy away debris. Add cushions to cahirs in contrasting cushions, dried flowers, candles and go for a neutral tone on the walls. Repaint where necessary. Change patterned old carpets for new neutal colours. Or use laminate. Pick light tones to make rooms appear larger. Use mirrors in hallways and dark areas.

5) Use the presentation of a show home as the ‘move in condition’ rule of thumb. You will sell your home quickly and for the asking price.

Make those little finishing touches and the profits are financial!
